Confidentiality: Intellectual property in the Focus Capital program is held
exclusively by Focus Capital Pty Limited. You will
have to sign a commercial deed of confidentiality
regarding the Focus Capital program.
Investor criteria: The Focus
Capital program product will only be disclosed and made
available to institutional investors that qualify in
accordance with Focus Capital institutional investor
selection criteria. The Focus Capital Institutional Member
product will not be made available to non-panel members
and retail investors.
To qualify for Focus
Capital Institutional Member investment, the
investor is required to satisfy Corporations Act 2001
s.708 requirements for sophisticated and professional
investors;
- hold a banking and / or securities dealer’s
license; or
- be able to subscribe a minimum investment of
$500,000; or
- have been certified by a chartered
accountant to have net assets of at least $2.5 million; or
- control more than $10 million.
Program Overview: The Focus
Capital program enables sophisticated investors to:
- derive a fixed annuity return of 8%
to 10% per annum, guaranteed and paid by a tier 1 bank;
- acquire real estate stock at discounts from
bank panel valuation;
- nominate improvements to real estate
interests at wholesale cost;
- obtain a deed of priority and release
against the senior lender on completion of target
projects; and
- access institutional grade property
investments, structured to mitigate investment risk.
It is contemplated that the program
will provide panel investors with a return, secured by
property and institutional guarantee ranging 15% to 25%
per annum.
Registration of Interest: In
order to qualify for membership of the Focus Capital
Institutional Member panel, investors who met the minimum
criteria for panel selection will be required to complete
and return the registration certificate to Focus Capital
Pty Ltd.
